• Three Unique Private Houses: The property offers three distinct studios—Room Haven, Room Perch, and Room Nook—providing privacy and flexibility for groups or multiple travelers.

• Prime Location: Situated in a tranquil jungle setting, just a 2-minute walk from Mirissa Beach and the famous Coconut Tree Hill.

• Thoughtful Comfort: All units feature comfortable beds with mosquito nets, Wi-Fi access, and private bathrooms with hot water.

• The Ultimate Private Studio (Room Haven): Features a fully equipped private kitchen, an air-conditioned space, and a unique open-air bathroom with a rain shower.

• Communal Kitchen & Dining: Guests in Room Perch and Room Nook share a fully equipped kitchen and dining area downstairs for convenient light cooking.

• Lush Gardens: Spacious common garden shaded by coconut and jungle trees, complete with hammocks and soft evening lighting, offering a tranquil environment.

• Hospitality & Dining: Complimentary tea, coffee, and sugar are provided. Authentic Sri Lankan meals and local breakfast (included for Room Haven) can be pre-ordered.

• Dedicated Caretaker: A friendly staff member is available 24 hours to assist with transport, tours, local guidance, and any needs.

• A Stay That Gives Back: A percentage of profits directly supports local orphaned students, making your stay meaningful and impactful.

House Rules

• Check-in: After 2 PM and Check-out: Before 11 AM

• Only registered guests are allowed; no additional visitors or day guests.

• Parties and loud music are not permitted beyond 10 PM.

• Alcohol consumption is allowed in moderation.

• Strictly no smoking inside the villa/rooms.

• Illegal activities, including drug use or possession of firearms, are prohibited and will be reported to authorities.

• The pool is unsupervised; children must always be accompanied by an adult.

• Guests are responsible for their personal belongings; management is not liable for any loss or damage.

• A valid government-issued photo ID (Aadhar, Driving License, or Passport) is mandatory for all guests at check-in.

• Violation of these rules may result in cancellation of stay without a refund.

•Security Deposit: ₹3,000 per villa (refundable).

Cancellation Policy

• If booking is cancelled 21 days before checkin date, guests are entitled to a full refund. While, 50% refund if cancelled between 21-11 days before checkin date

• Any cancellations made less than 11 days before your checkin date, would not be refunded.

• If the Guest has made a partial payment, they are entitled to no refund whatsoever.

• The guest is not entitled to any refund while rescheduling is possible*

• Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.

Things to Know Before Your Stay

• You will be staying in one of our private studio jungle view houses.

• Multiple studio houses can be booked for larger groups.

• Each room includes an ensuite bathroom, wardrobe, private galleries, and WiFi.

• During the monsoon season, power outages and internet disruptions may occur due to weather conditions. Fluctuations are beyond our control.
