• Two Private Villa Spaces: The property includes an Upper Villa and Ground Villa which can be booked together or separately depending on group size and preference.

• Upper Villa: Features 3 A/C double bedrooms accommodating up to 6 guests and 1 non-A/C single bedroom with ceiling fan for 1 guest.

• Ground Villa: Includes 1 A/C double bedroom for 2 guests and 1 A/C single bedroom for 1 guest.

• ⁠Bathroom Layout: Upper Villa offers 2 attached bathrooms and 1 common bathroom shared between one double bedroom and one single bedroom. Ground Villa includes 1 common bathroom shared by the double bedroom and single bedroom.

• ⁠Private Kitchens: Both Upper and Ground Villa include fully equipped private kitchen spaces for comfortable stays and light cooking.

• Lake View & Lake Access: Enjoy peaceful lake views directly from the property along with private lake access surrounded by nature.

• Private Garden & Forest Area: The villa is built on huge acres of private land with spacious gardens, forest areas behind the property, and peaceful outdoor seating spaces.

House Rules

• Check-in: After 2 PM and Check-out: Before 11 AM

• Only registered guests are allowed; no additional visitors or day guests.

• Parties and loud music are not permitted beyond 10 PM.

• Alcohol consumption is allowed in moderation.

• Strictly no smoking inside the villa/rooms.

• Illegal activities, including drug use or possession of firearms, are prohibited and will be reported to authorities.

• Guests are responsible for their personal belongings; management is not liable for any loss or damage.

• A valid government-issued photo ID (Aadhar, Driving License, or Passport) is mandatory for all guests at check-in.

• Violation of these rules may result in cancellation of stay without a refund.

•Security Deposit: ₹3,000 per villa (refundable).

Cancellation Policy

• If booking is cancelled 21 days before checkin date, guests are entitled to a full refund. While, 50% refund if cancelled between 21-11 days before checkin date

• Any cancellations made less than 11 days before your checkin date, would not be refunded.

• If the Guest has made a partial payment, they are entitled to no refund whatsoever.

• The guest is not entitled to any refund while rescheduling is possible*

• Cancellation for peak dates, long weekends, Christmas & New Year will not be accepted.

• You will be staying in a peaceful private lakeview villa surrounded by gardens, forest, and nature.

• Full villa can accommodate up to 10 guests. Upper Villa and Ground Villa can also be booked separately.

• The property includes lake access, private decks, sunbeds, spacious garden areas, and peaceful outdoor seating spaces.

• ⁠Located in Weligama, around 5 minutes drive from Kai Beach and close to nearby beaches, cafes, and restaurants.

• This is a calm and relaxing nature stay perfect for families, groups, workations, and long stays.

• During monsoon season, power outages and internet disruptions may occur due to weather conditions. Fluctuations are beyond our control.
